I always prep my clients on the front end that Jim will find issues with every home & to be prepared that the home is not going to be absolutely perfect. I also remind my clients that the purpose of the home inspection contingency is to identify big ticket items and/or structural issues that may have been overlooked during the initial walkthrough. Issues identified during the initial walkthrough are already factored in the agreed upon sales price and are not intended to be used for inspection re-negotiation.
